Why Should Buyers Use a Realtor?
As a full time Realtor, I am able to check the Multiple Listing Service to compare home prices and expertly analyze the value of a home to ensure that you are getting a good deal.
With a strong marketing background and several years of negotiating experience, I am able to procure you a home at a price that meets your needs. I will be able to obtain from the home owners a Seller’s Disclosure, and other information about the property that a buyer may not think to ask about.
If you decide to buy a home after calling a number on a sign, you may not be represented or be able to be advised as carefully as you would by your own personal Buyers Agent.
These days, transactions require loads of paperwork with complex language and legal addendums. Your own personal Realtor will be able to explain the details of these forms.
Myth: It is cheaper NOT to use a Realtor:
Many buyers believe that they will save money by not using a realtor. I want to explain why this is not true.
In Missouri and Kansas, the commission amounts are already agreed upon before a home is listed on the market. In almost every case, the Seller pays both their Realtor, and the Buyers Realtor from the proceeds of the sale of the home.
The Buyers do not pay a Realtor’s commission, unless there is a special circumstance, in which your Realtor must specifically ask you for compensation. This is rare.
Buyers who proceed through a transaction unrepresented may incur unforeseen expenses, and could even pay more for a home than they could have if they had used a Buyer’s Agent.
